Place is going to be hard to heat soon with winter coming and no insulation in the attics or walls - not there there was much there before I am sure......or maybe not heated for the winter.....

Yes indeed  A True Once in a Lifetime Opportunity. Typical real-estate hype . Of course it is a Once in a Lifetime, after 6 months of ownership  you would likely hang yourself . Not meant to offend anyone .

Realtors want you to skip right over the 2nd and 3rd floor are zoned owner residential only, and mention using it as an airbnb.  No fire dept or municipality is going to let that be used for commercial lodging without major fire suppression/sprinklers, fire escapes as well as full rezoning with neighbours having their say as well.  There is a reason these old fire trap hotels are no longer in use in most towns.

Sounds about perfect than for a new large Canadian family or families coming here and starting a business in a town North of the city!

So the top 2 floors are gutted, therefore removing all the heritage from the old building.  What a waste.  I heard the 2nd last owner messed up the electrical and the foundation is shot.  Too bad someone can't do something with it.  So many possibilities.

Went by there on the weekend by Motorycle. Lots of us on the roads. Too bad there wasnt a place to stop like the Sprucedale

Went by again last weekend. Tons of bikes going by. 

 

For reference little bakery in Orrville was jam packed with locals and tourists. 

 

Shame really.

Sprucedale has so much potential . I honestly think most do notwant to invest that much in order to work that hard.
